Managing Director
John Musnuff is the managing director of the New Jersey and Pennsylvania offices at Bowery Valuation. He joined the firm in October 2020 and has worked in the real estate appraisal industry since 1986. John has appraised all types of commercial properties primarily in New Jersey, New York, and Pennsylvania. These properties include vacant land, farms, subdivisions, PUD projects, multi-family projects, industrial sites, offices, retail shopping centers, and special-use properties.
Before joining Bowery, John owned Musnuff Group, LLC, a boutique appraisal firm that conducted appraisals of commercial properties for lenders, governmental agencies (including condemning authorities), litigation support, and private concerns.
Prior to forming Musnuff Group, LLC, John worked at Integra Realty Resources, Izenberg Appraisal, and Appraisal Affiliates as a commercial appraiser. He also served at MGM Associates as the head of revaluation and commercial properties.
John has served the Appraisal Institute as President of the Metro NJ Chapter, 21 years of Board service and several national project teams. He is also Chairperson of the High Bridge, NJ Planning & Zoning Boards.
John graduated from Hamilton College with a Bachelor of Arts in Fine Arts and a minor in Mathematics.

Vice President
Matthew Cavadas is a Vice President at Bowery Valuation who joined the firm in July 2021. Matthew initially began by appraising mixed-use and multifamily properties in New York and New Jersey. However, since 2022, he has gotten advanced exposure in all asset types, including industrial, office, retail, agricultural, subdivision, and special purposes properties, in numerous states throughout the United States. Matthew is a licensed Certified General Appraiser in the states of New Jersey, Texas, and Pennsylvania.
Prior to joining Bowery, Matthew worked as a Summer Analyst for Advance Realty Investors, based in Bedminster, New Jersey, where he rotated through the capital markets, development, and asset management markets. His main responsibilities throughout this experience were to create a fully automatic master rent roll for all Advance owned properties and complete a market report of Harrison, New Jersey to give recommendations on how to stand out in the market.
Matthew graduated from Pennsylvania State University with a Bachelor of Science in Supply Chain and Information Systems, with a Certificate in Real Estate Analysis and Development and a minor in Portuguese. At school, Matthew was the Vice President of the Smeal College of Business student council and a Career Assistant with Pennsylvania State Career Services.

Matthew Cavadas is a Vice President at Bowery Valuation who joined the firm in July 2021. Matthew initially began by appraising mixed-use and multifamily properties in New York and New Jersey. Mike Graber is a Vice President at Bowery Valuation who joined in November 2020. He has worked in the real estate appraisal industry since 2014 and has appraised a wide range of properties including agricultural properties, development land, multifamily properties, industrial properties, retail properties, office properties and special purpose properties with a concentration on properties located in northeast markets.
Prior to joining Bowery, Mike appraised properties across multiple geographies throughout Canada with experience completing appraisal for; financing purposes, litigation matters, annual portfolio valuations, market rent and feasibility studies, estate planning, among other purposes.
Mike graduated from the University of Guelph with a Bachelor of Commerce Degree with a major in Real Estate and Housing. In 2019, Mike received a Post Graduate Valuation Certificate from the University of British Columbia.

Connor Scanlon is a Senior Associate Appraiser at Bowery Valuation who joined the firm in July 2022. He is actively engaged in appraising mixed-use and multifamily properties in Pennsylvania.
Before joining Bowery, Connor served as a Realtor at Century 21 Boling based in Myrtle Beach, South Carolina.
He graduated from Rider University's Brodsky School of Business with a Bachelor of Business Administration, concentrating in Marketing and minoring in Healthcare Administration.

Emely graduated from Brown University with a Bachelor of Arts degree in Urban Studies. During her time there, she studied abroad in Barcelona to witness firsthand the city development and architecture she had studied in her courses.
