Scott M. Powell, MAI, is the Managing Director of the Florida office for Bowery Valuation. Scott has been a Managing Director with Cushman & Wakefield and Integra Realty Resources, operated his own firm, The SMP Group, and worked with other independent firms.

Scott entered the appraisal profession in 1992 at an independent firm in Erie, PA and joined the Appraisal Institute in 1995. He completed his MAI designation requirements in 2001, and in 2002 was invited by the Appraisal Institute to serve on the prestigious General Comprehensive Examination Subcommittee. Scott relocated to Florida (the Treasure Coast) in 2004 and has worked all over Florida.

Scott gained his clients’ trust through attention to detail and thorough research, and by routinely applying advanced methods of analysis over a broad scope of work. He has extensive practical knowledge in market analyses/feasibility studies, consulting, and market value appraisal reports for lending, litigation (including expert witness testimony), tax appeals, and condemnation.

‍

Scott is actively engaged in all aspects of appraisal practice, including appraisal and analysis of various types of properties such as multifamily, office, industrial, retail and mixed-use, gas stations & convenience stores, various net leased properties, self-storage, marinas, golf courses, health clubs, other private clubs (e.g., tennis centers), and short-term rentals. He has extensive experience appraising all types of development sites, especially residential subdivisions (large and small), and regularly appraises going concerns. His clients include numerous banks/financial institutions, government institutions, attorneys, developers, and private investors.

Scott graduated from Pennsylvania State university with a Bachelor of Science.

Lee R. Smalley is the Managing Director of Bowery Valuation's Miami office, joining the firm in November 2024. Lee began his appraisal career in 2001 and holds the prestigious MAI designation.

Before joining Bowery, he served as Managing Director for BBG's Miami office, where he specialized in commercial real estate appraisals and analyses across a wide range of property types, from small multifamily buildings to large power shopping centers. Lee is a specialist in the valuation of diverse property types, including affordable housing, LIHTC properties, religious facilities, amusement parks, and more. He has extensive experience as an expert witness and has provided detailed consultation support for feasibility and market study applications. His clients include banks, pension funds, private equity firms, government institutions, attorneys, and developers.

Lee graduated from Florida International University with a Bachelor of Business Administration, majoring in Finance.

Harry C. Newstreet is a Senior Vice President at Bowery Valuation who joined the firm in June 2021.  Harry can perform a wide variety of real estate services that cover the entire spectrum of the real estate appraisal field including property appraisal, acquisition, feasibility, development and counseling, as well as in specialized areas such as expert witness testimony in condemnation for right-of-way, valuation, tax problems and other real estate matters.  Harry has completed both form and narrative appraisals of nearly every variety of residential and commercial property, including a specialty in outdoor advertising.

Before joining Bowery, Harry owned and operated his own appraisal firm. He is qualified as an expert witness in Federal and State Courts in Florida, North Carolina and Pennsylvania and has performed appraisal services in the following states; Florida, Georgia, New York, New Hampshire, North Carolina, South Carolina, Tennessee, Kentucky, Washington, Alabama, Pennsylvania, Texas, Virginia, Wisconsin and Michigan.

Harry graduated from Florida State University.

Shea Dailey is a Senior Valuation Associate at Bowery Valuation who joined the firm in July 2021. Mr. Dailey is actively engaged in appraising all asset types in the state of Florida.

Prior to joining Bowery, Mr. Dailey received his Master of Science in Finance from Boston College, with a curriculum centered around rigorous investment analysis and financial modeling training. Mr. Dailey completed his undergraduate degree at Villanova University, receiving a Bachelor of Business Administration degree in Accounting, with a secondary degree in Finance.

Christian Dodds is a Senior Valuation Associate at Bowery Valuation who joined the firm in August 2021. Christian is actively engaged in appraising retail, office, industrial, and multifamily properties in Florida.

Before joining Bowery, Christian served as a Commercial Property Tax Consultant at Ryan LLC based in Fort Lauderdale, Florida.

Christian graduated from Florida State University with a bachelor’s degree in Real Estate. He also holds a certificate from the London School of Economics in Real Estate Economics and Finance.

Richard Paez is a Senior Associate at Bowery Valuation who joined the firm in November 2024. Richard began his career as a real estate appraiser in the late 1990s, focusing on residential and small multifamily assignments, and returned to the industry in late 2022 as a commercial appraiser.

‍

Prior to joining Bowery, he worked as a commercial real estate appraiser analyst at BBG. Before resuming his appraisal career, Richard managed government and regulatory affairs for a competitive natural gas marketer. Richard has extensive experience appraising a wide variety of assets, including single-family homes, condominiums, multifamily residential properties, mixed-use developments, hotels, retail and office buildings, industrial facilities, land, and special-use properties such as drug rehabilitation centers, private schools, and houses of worship. He has also appraised numerous proposed developments and redevelopments across office, retail, industrial, and multifamily sectors. A generalist by practice, Richard has performed work for banks, attorneys, private individuals, and a range of other clients.

Richard earned a Bachelor of Arts from the University of Florida, specializing in composition, rhetorical and textual analysis, and narratological studies. He also holds a Master of Arts in English Rhetoric and Composition from the University of Florida.

Miguel A. Pierce Martin is a Senior Valuation Associate at Bowery Valuation who joined the firm in June 2021. Mr. Pierce Martin has worked in the commercial real estate appraisal industry since 2017 and is actively engaged in appraising all asset types in the state of Florida.

Prior to joining Bowery, Mr. Pierce Martin served as a Research Analyst at Cushman & Wakefield, based in Stuart, FL, where he assisted senior appraisers performing data verification, market analyses and property research for assignments involving a wide array of property types.

Mr. Pierce Martin graduated from Indian River State College in 2017 with a Bachelor of Science in Business Administration.

Jason Telsey is a Senior Valuation Associate at Bowery Valuation who joined the firm in January 2022. Jason is actively engaged in appraising mixed-use and multifamily properties in Florida.

Before joining Bowery, Jason served as a Compliance Intern at Provident Bank based in New Jersey. He is a member of the Young Real Estate Professionals in New York.

Jason graduated from Indiana University’s Kelley School of Business with a Bachelor of Science in Finance and International Business.

Mr. Beggan is a Valuation Associate at Bowery Valuation who joined the firm in July 2022. He is actively engaged in appraising a variety of commercial, mixed-use, and multifamily properties in Florida.

Before joining Bowery, Mr. Beggan worked as a Finance Intern at Rise-N-Shine, LLC, based in New Jersey.

Mr. Beggan graduated from Saint Joseph's University with a Bachelor of Science in Business Administration in Finance with a minor in Economics.

Dylan Delapaz is an Associate at Bowery Valuation who joined the firm in August 2024. Dylan is actively engaged in appraising various commercial, multifamily, and mixed-use properties in Florida.

Prior to joining Bowery, Dylan worked as an Investment Banking Summer Analyst at Raymond James based in Nashville, Tennessee where he prepared pitch materials for senior bankers, focusing on securing sell-side M&A clients in the healthcare services industry.

Dylan graduated from the University of Pittsburgh with a Bachelor of Science in Finance, with a concentration in Business Analytics.

Tyler Poirier is an Associate at Bowery Valuation who joined the firm in August 2024. Tyler is actively engaged in appraising various commercial, multifamily, and mixed-use properties in Florida.

Prior to joining Bowery, Tyler worked as a Tenant Services Coordinator at Vornado Realty Trust in New York City where he was responsible for overseeing capital renovations, budgeting, and operations for properties in the portfolio.

Tyler graduated from Florida Gulf Coast University with a Bachelor of Science in Finance.

Brandon Gollotti  is the Managing Director of the New York City and Washington, D.C. offices who joined the firm in March 2018. He has been a part of the real estate industry since 2010, with his expertise in commercial real estate appraisal beginning in 2013.

Before his association with Bowery, Brandon was an associate at the BBG/ Leitner Group in New York City. Prior to this, he served as a Development Associate for Arcadia Land Company, a Philadelphia-based real estate land developer and consultant emphasizing smart growth and traditional neighborhood design.

‍

In his roles at both Bowery and the BBG/ Leitner Group, Brandon appraised a diverse range of properties. These included multi-unit residential buildings/complexes, office structures, industrial buildings, retail centers, mixed-use establishments, senior living facilities, self-storage units, and developmental sites. His valuation experience extends beyond the New York City and Washington, D.C. metropolitan areas to various states across the U.S. He offers his services to a broad clientele, comprising commercial banks, property owners, private equity firms, attorneys, and developers.

Brandon graduated from University of Pennsylvania with a Bachelor of Arts in Urban Studies and a minor in History.

John Musnuff is the managing director of the New Jersey and Pennsylvania offices at Bowery Valuation. He joined the firm in October 2020 and has worked in the real estate appraisal industry since 1986. John has appraised all types of commercial properties primarily in New Jersey, New York, and Pennsylvania. These properties include vacant land, farms, subdivisions, PUD projects, multi-family projects, industrial sites, offices, retail shopping centers, and special-use properties.

Before joining Bowery, John owned Musnuff Group, LLC, a boutique appraisal firm that conducted appraisals of commercial properties for lenders, governmental agencies (including condemning authorities), litigation support, and private concerns.

Prior to forming Musnuff Group, LLC, John worked at Integra Realty Resources, Izenberg Appraisal, and Appraisal Affiliates as a commercial appraiser. He also served at MGM Associates as the head of revaluation and commercial properties.

John has served the Appraisal Institute as President of the Metro NJ Chapter, 21 years of Board service and several national project teams. He is also Chairperson of the High Bridge, NJ Planning & Zoning Boards.

John graduated from Hamilton College with a Bachelor of Arts in Fine Arts and a minor in Mathematics.

Cynthia Xu is a director, quality control reviewer at Bowery Valuation who joined the firm in November 2020. She has worked in the real estate appraisal industry since 2007.  Cynthia has appraised a wide variety of property types including office, industrial, retail centers, multifamily, mixed-use properties, land, residential, and subdivisions.

Before joining Bowery, Cynthia served as a Senior Appraiser at Ard Appraisal Company based in New Jersey performing appraisals of commercial properties for lenders, and governmental agencies including condemning authorities, litigation support, and private entities.

Cynthia graduated from Case Western Reserve University with double Master of Science degrees in Neuroscience and Management Information Systems.

Andrew Beltran is a Vice President at Bowery Valuation who joined the firm in March 2021. He has worked in the real estate appraisal industry since 2011 and has appraised industrial, multifamily, office, retail, self-storage, health care and senior living properties in most of the United States specializing in industrial, office and senior living asset types. Geographically, his appraisal exposure has covered the United States, United Kingdom, continental Europe, Asia and Australia.

Before joining Bowery, Andrew served as a Senior Vice President at Robert A. Stanger & Company, Inc. based in Shrewsbury, NJ.

Andrew graduated from Ramapo College of New Jersey with a Bachelor of Arts in History and a minor in Political Science.

‍

Matthew Cavadas is a Vice President at Bowery Valuation who joined the firm in July 2021. Matthew initially began by appraising mixed-use and multifamily properties in New York and New Jersey. However, since 2022, he has gotten advanced exposure in all asset types, including industrial, office, retail, agricultural, subdivision, and special purposes properties, in numerous states throughout the United States. Matthew is a licensed Certified General Appraiser in the states of New Jersey, Texas, and Pennsylvania.

Prior to joining Bowery, Matthew worked as a Summer Analyst for Advance Realty Investors, based in Bedminster, New Jersey, where he rotated through the capital markets, development, and asset management markets. His main responsibilities throughout this experience were to create a fully automatic master rent roll for all Advance owned properties and complete a market report of Harrison, New Jersey to give recommendations on how to stand out in the market.

Matthew graduated from Pennsylvania State University with a Bachelor of Science in Supply Chain and Information Systems, with a Certificate in Real Estate Analysis and Development and a minor in Portuguese. At school, Matthew was the Vice President of the Smeal College of Business student council and a Career Assistant with Pennsylvania State Career Services.

John Sproull is a Senior Valuation Associate at Bowery Valuation who joined the firm in July 2022. John is actively engaged in appraising a variety of asset types including multifamily, retail, office, and industrial in Pennsylvania and New Jersey. John has had notable experience in specialized assignments dealing with residential subdivision/net sellouts, equestrian-type properties, and short-term rentals.

Before joining Bowery, John served as a Senior Analyst at First Commonwealth Bank based in Indiana, PA. His responsibilities included the monitoring of C&I and CRE asset-based loans for Corporate Banking transactions, which included the ordering and reviewing of real estate appraisals. John has reviewed hundreds of real estate appraisals of various asset types throughout Pennsylvania, Ohio, Maryland, New York, and Kentucky

Andrew has over 30+ years of experience in real estate valuation. He joined Bowery in April of 2019.  Prior to that he spent 4 years at BBG and 30 years at Bankers Trust and its successor Deutsche Bank, where he was the Head of Valuation for the Americas at Deutsche Bank, New York, NY. He started his career with Emigrant Savings Bank and Brown Harris Stevens.

At Deutsche Bank’s CRM-REV Appraisal Group for the Americas, he managed a group comprised of four to eight appraisers and additional external consultants. He was responsible for engaging, reviewing and managing national appraisal assignments for the CMBS Large Loan, Conduit, Warehouse, Bank Syndication, Special Situations and Private Wealth groups. Loan products included balance sheet loans, conduit loans, large loans, and floating rate transactions. Year end 2014 volume was in excess of $30B. He also handled consulting and due diligence assignments valuing NPL loans for Special Situations Group.

‍

Additionally he took part in evaluating and conducting due diligence on international portfolios of distressed and corporate for sale assets. Assignments included portfolios in Canada, China, Ireland, England, Germany, Italy, Japan, Korea, Sweden, Slovakia and South Korea.

Helen Peng is a Director at Bowery Valuation who joined in February 2019.   Helen has over 35 years of experience in real estate valuation. The majority of her career was spent at Bankers Trust/Deutsche Bank. The first few years of her career was spent at Chase Manhattan Bank as an Appraiser with the last few years spent as a Director at BBG in New York City with the responsibility of Quality Control Reviewer.

At Deutsche Bank, Helen was a Director where she handled consulting, due diligence and prescreening of deals for various areas of the bank. Responsibilities include assessment of the transaction, cash flow analysis, market research, site visits and review of structure and documentation. Helen has also evaluated and conducted due diligence on domestic and international portfolios. Portfolios comprised of distressed mortgages and real estate owned assets. Travels covered Japan, Taiwan, South Korea, Sweden, Italy, France, Canada, Mexico, Czech Republic and Germany.

In addition, in her role as a Review Appraiser she ordered and reviewed appraisals, provided market data as well as opined on values for all property types on national basis.

During her tenure at Chase Manhattan Bank, Helen was a Second Vice President and Senior Staff Appraiser. Her experience involves writing and reviewing reports for various property types including commercial, industrial, residential and retail. Property located in Metropolitan and Suburban New York.

Helen graduated from University of Connecticut with a Bachelor of Science in Business Administration and a Diploma in Real Estate and Urban Economic Studies. Helen also graduated from New York University with a Master of Science in Real Estate and a Diploma in Real Estate Investment.

Cynthia Xu is a director, quality control reviewer at Bowery Valuation who joined the firm in November 2020. She has worked in the real estate appraisal industry since 2007.  Cynthia has appraised a wide variety of property types including office, industrial, retail centers, multifamily, mixed-use properties, land, residential, and subdivisions.

Before joining Bowery, Cynthia served as a Senior Appraiser at Ard Appraisal Company based in New Jersey performing appraisals of commercial properties for lenders, and governmental agencies including condemning authorities, litigation support, and private entities.

Brandon Goodman is a Senior Vice President at Bowery Valuation who joined the firm in February 2021. He has worked in the real estate appraisal industry since 2015 and has experience in the valuation of a wide variety of property types including investment-grade office buildings, multi-tenant retail, mixed-use apartment buildings, industrial, vacant land, and luxury condominium development, as well as air rights valuation, partial interest valuation, and ground lease valuation.    

Prior to joining Bowery, Brandon served as a Senior Valuation Associate at CBRE based in New York City.

Brandon graduated from Emory University with a Bachelor of Arts Degree in Economics. He also graduated from NYU Stern with an MBA with a specialization in Real Estate, Finance, and Management.

Maren Lewis, MAI, is a Senior Vice President at Bowery Valuation who joined the firm in October 2019. She has worked in the real estate industry since 1999, with commercial real estate appraisal experience since 2017.

Maren has appraised multifamily rental buildings, condo and cooperative buildings, developable land, ground up construction sites, retail properties, hotels, and special-use properties, such as schools and other community facility properties primarily in the New York metro area.

Prior to joining Bowery, Maren served as a Valuation Associate at BBG, Inc. based in New York City.
‍

Prior to her time at BBG Inc., Maren worked for the Hotel Finance Group at Credit Agricole Corporate and Investment Bank, formerly known as Credit Lyonnais, for 8 years as a Credit Analyst and Junior Relationship Manager. In this role, she prepared detailed credit recommendations to senior management, including designing and creating detailed financial projection models and assisting in the process to structure and execute corporate and asset-backed financing opportunities for single assets and hotel companies. Additionally, this role included arranging for all due diligence requirements and monitoring the financial performance on a monthly basis.  
‍

Prior to Credit Lyonnais, Maren worked in the Kenneth Leventhal Real Estate Group at Ernst & Young, LLP.  In this consulting group, she valued real estate portfolios and performed market studies, including research of economic and demographic trends, assessment of market supply and demand, interviews of market participants, and analysis of historical market and segment performance.

Maren graduated from Cornell University with a Bachelor of Science with a focus on the hospitality industry and a concentration in finance.

Ashna Saigal, MAI, is a Senior Vice President at Bowery Valuation. Ms. Saigal joined the team in September 2021. Since starting her career in the real estate appraisal industry in 2019, she has appraised a broad spectrum of properties. Her portfolio includes multifamily, office, industrial, retail centers, mixed-use properties, development sites, condominium buildings, hotels, and specialty properties. She has conducted appraisals in several states, namely Georgia, New York, New Jersey, Connecticut, California, Michigan, Wyoming, and Maryland.

Before joining Bowery, Ashna served as a Commercial Real Estate Appraiser Trainee at Highbridge Realty Advisors based in New York City.

‍

Ashna began her real estate career as an intern at Keller Williams NYC (Tribeca) after successfully passing the New York Real Estate Salesperson exam while completing her undergraduate degree at New York University.

Michelle Zell is a Senior Vice President at Bowery Valuation, who joined the firm in October 2019. She has worked in the real estate appraisal industry for 21 years.

Michelle has appraised multi-family, condominium and cooperative apartment buildings, retail properties, office buildings, restaurants, industrial properties, hotels, and vacant land properties in New York, New Jersey, Connecticut, Pennsylvania, Texas, Georgia, Louisiana  and Florida.  Michelle specializes in managing large portfolios, appraising large scale existing and proposed developments, appraisals for EB-5 financing, market studies, and appraisals for litigation and condemnation proceedings, as well as trust and estate needs.  
‍

Michelle performs and manages appraisals for Israeli bond issuances in excess of $1B, and has extensive experience providing appraisals for financial reporting on the Israeli bond market since 2012. She specializes in serving as a liaison between the appraisers, the audit firms and the Israeli Security Authority.

‍

Significant appraisal assignments include Peter Cooper Village/Stuyvesant Town, a rental apartment complex in New York City with 12,000 units, the condominium conversion of The Apthorp and the Belnord, two large scale prewar landmarked developments in Manhattan,  70 Pine Street, the 1M square foot former AIG headquarters converted to rental apartments, hotel, private club, restaurant and retail space, 701 7th Avenue, a proposed hotel and retail development located in Times Square and valued at $2B, market rent determination for Bell Works- the former Ball Labs in Holmdel, NJ, and multiple large developments for EB-5 financing including The Armature Works in Washington DC (a proposed mixed use retail, apartment and hotel development), 1 Journal Square (a proposed mixed use development in Jersey City),  The  Retail at Nassau Coliseum (proposed retail and entertainment complex adjacent to Nassau Coliseum), and Pacific Park (a proposed development of 15 land parcels to be developed with high rise residential, condominium, office and school buildings).

Before joining Bowery, Michelle served as a Senior Appraiser at BBG (formerly Leitner Group) in New York City from 2003 through October 2019.

Michelle graduated from Cornell University with a Bachelor of Science. She also graduated from Emory University with a Master of Public Health.

Ross Wigon is a Senior Vice President at Bowery Valuation who joined the firm in February 2019. He has worked in the real estate appraisal industry since 2015 and has experience appraising multifamily, mixed-use, office, retail, and industrial properties in New York, New Jersey, Connecticut, Pennsylvania, Maryland, Florida, Texas, Indiana, Arkansas, and Tennessee.

Prior to joining Bowery, Mr. Wigon served as an Associate at BBG based in New York.

He received a Bachelor of Science in Business Administration from Boston University Questrom School of Business.

Tyler Drake is a Vice President at Bowery Valuation Services who joined the firm in October 2019. He has worked in the real estate appraisal industry since 2017. Most recently, Mr. Drake served as an appraiser at BBG, Inc. based in New York City.

‍

Mr. Drake has appraised a variety of income-producing properties located in the New York metro area, as well as New Jersey, Connecticut, Illinois and Florida. Property types include multifamily rental buildings, condo and cooperative buildings, developable land, ground up construction sites, retail properties, hotels and special-use properties such as schools and other community facility properties

Mr. Drake graduated from the University of Pennsylvania with a Bachelor of Arts degree, majoring in Political Science with a concentration in Political Economy.

Madi Johnson is a Vice President at Bowery Valuation who joined the firm in September 2020. Madi is actively engaged in appraising multifamily, mixed-use, retail, office, industrial, development sites, and vacant land for acquisition, refinancing, corporate dissolution, and litigation. She has experience appraising and/or reviewing appraisals for $5Bn+ in commercial real estate assets in 19 states to date, with additional experience with affordable properties, including those encumbered by Project-Based Section 8 HAP contracts, LIHTC, and/or 420-c agreements.

Katelin Kutchko is a Vice President at Bowery Valuation who joined the firm in August 2018. She has worked in the real estate appraisal industry since 2014 and has appraised condominium, cooperative, community facility, development sites, industrial, ground-leased, manufactured housing community, mixed-use, multi-unit residential, office, private club, school and retail center properties across the US.

Asher Robinson is a Vice President at Bowery Valuation. Asher joined the firm in September 2020. With experience in the real estate appraisal industry since 2012, he has appraised a diverse range of properties, including multi-unit residential, office, industrial, retail centers, mixed-use properties, and development sites. He has covered regions in and around the New York City metropolitan area and has also worked in Connecticut, Maine, Maryland, Massachusetts, Minnesota, Mississippi, Missouri, New Jersey, Pennsylvania, and Washington.

Before his tenure at Bowery, Asher held the position of senior appraiser at BBG/Leitner Group based in New York City.

Asher graduated from the university of Florida with a Bachelor of Science degree in Finance and Information Systems.

Daniel Watson is a Vice President at Bowery Valuation, where he has been with the firm since June 2022. He has appraised a wide variety of property types, including multifamily rental buildings, mixed-use apartment buildings, industrial properties, retail properties, vacant land, and ground-up construction sites, with projects spanning markets across the United States.

Daniel began his real estate appraisal career in 2018 at Newmark in West Palm Beach, FL. During his time there, he specialized in appraising multifamily residential and senior housing properties and prepared fair market value studies for medical office properties across 15 states.

Daniel graduated from Florida State University with a Bachelor of Science in Economics.

Diana Zlatkina is a Vice President at Bowery Valuation who joined the firm in August 2018. Diana has worked in the commercial real estate appraisal industry since 2014.

Prior to joining Bowery, she was an appraiser at the Leitner Group Inc./BBG, working throughout New York City on a wide variety of asset types including multifamily, mixed-use, office, retail and developable land.

Patrick Bush is an Associate Vice President at Bowery Valuation who joined the firm in November 2021. Steve Zheng is an Associate Vice President at Bowery Valuation who joined the firm in August 2019. He has appraised multi-family and mixed-use properties in New York and New Jersey.

John Musnuff is the managing director of the New Jersey and Pennsylvania offices at Bowery Valuation. He joined the firm in October 2020 and has worked in the real estate appraisal industry since 1986. John has appraised all types of commercial properties primarily in New Jersey, New York, and Pennsylvania. These properties include vacant land, farms, subdivisions, PUD projects, multi-family projects, industrial sites, offices, retail shopping centers, and special-use properties.

Before joining Bowery, John owned Musnuff Group, LLC, a boutique appraisal firm that conducted appraisals of commercial properties for lenders, governmental agencies (including condemning authorities), litigation support, and private concerns.

Prior to forming Musnuff Group, LLC, John worked at Integra Realty Resources, Izenberg Appraisal, and Appraisal Affiliates as a commercial appraiser. He also served at MGM Associates as the head of revaluation and commercial properties.

John has served the Appraisal Institute as President of the Metro NJ Chapter, 21 years of Board service and several national project teams. He is also Chairperson of the High Bridge, NJ Planning & Zoning Boards.

John graduated from Hamilton College with a Bachelor of Arts in Fine Arts and a minor in Mathematics.

Andrew Beltran is a Vice President at Bowery Valuation who joined the firm in March 2021. He has worked in the real estate appraisal industry since 2011 and has appraised industrial, multifamily, office, retail, self-storage, health care and senior living properties in most of the United States specializing in industrial, office and senior living asset types. Geographically, his appraisal exposure has covered the United States, United Kingdom, continental Europe, Asia and Australia.

Andrew graduated from Ramapo College of New Jersey with a Bachelor of Arts in History and a minor in Political Science.

Matthew Cavadas is a Vice President at Bowery Valuation who joined the firm in July 2021. Matthew initially began by appraising mixed-use and multifamily properties in New York and New Jersey. However, since 2022, he has gotten advanced exposure in all asset types, including industrial, office, retail, agricultural, subdivision, and special purposes properties, in numerous states throughout the United States. Matthew is a licensed Certified General Appraiser in the states of New Jersey, Texas, and Pennsylvania.

Prior to joining Bowery, Matthew worked as a Summer Analyst for Advance Realty Investors, based in Bedminster, New Jersey, where he rotated through the capital markets, development, and asset management markets. His main responsibilities throughout this experience were to create a fully automatic master rent roll for all Advance owned properties and complete a market report of Harrison, New Jersey to give recommendations on how to stand out in the market.

Matthew graduated from Pennsylvania State University with a Bachelor of Science in Supply Chain and Information Systems, with a Certificate in Real Estate Analysis and Development and a minor in Portuguese. At school, Matthew was the Vice President of the Smeal College of Business student council and a Career Assistant with Pennsylvania State Career Services.

Mike Graber is a Vice President at Bowery Valuation who joined in November 2020. He has worked in the real estate appraisal industry since 2014 and has appraised a wide range of properties including agricultural properties, development land, multifamily properties, industrial properties, retail properties, office properties and special purpose properties with a concentration on properties located in northeast markets.

Prior to joining Bowery, Mike appraised properties across multiple geographies throughout Canada with experience completing appraisal for; financing purposes, litigation matters, annual portfolio valuations, market rent and feasibility studies, estate planning, among other purposes.

Mike graduated from the University of Guelph with a Bachelor of Commerce Degree with a major in Real Estate and Housing. In 2019, Mike received a Post Graduate Valuation Certificate from the University of British Columbia.

Connor Scanlon is a Senior Associate Appraiser at Bowery Valuation who joined the firm in July 2022. He is actively engaged in appraising mixed-use and multifamily properties in Pennsylvania.

Before joining Bowery, John served as a Senior Analyst at First Commonwealth Bank based in Indiana, PA. His responsibilities included the monitoring of C&I and CRE asset-based loans for Corporate Banking transactions, which included the ordering and reviewing of real estate appraisals. John has reviewed hundreds of real estate appraisals of various asset types throughout Pennsylvania, Ohio, Maryland, New York, and Kentucky

Ross Wigon is a Senior Vice President at Bowery Valuation who joined the firm in February 2019. He has worked in the real estate appraisal industry since 2015 and has experience appraising multifamily, mixed-use, office, retail, and industrial properties in New York, New Jersey, Connecticut, Pennsylvania, Maryland, Florida, Texas, Indiana, Arkansas, and Tennessee.

Grace Kim is the Managing Director of the Seattle office at Bowery Valuation.  She joined the firm in January 2022 and has been active in the commercial real estate appraisal industry since 2004. She has prepared valuations of proposed, partially completed, renovated, and existing structures. Valuation has encompassed multifamily, retail, office, industrial, land, and special purpose properties.  Grace specializes in multifamily properties and has appraised well over 1,000 assets since 2015. These assignments have included garden/mid-rise, urban/high-rise, micro/congregate, student housing, and mixed-use developments across the Pacific Northwest.

Before joining Bowery, Grace worked for Colliers International as a Valuation Services Director.  She originally got her start at the local Seattle firm McKee & Schalka, where she was also responsible for trainee management and reviews.

Grace graduated from Berkeley in 2004 and is currently a Director with the Seattle Chapter of the Appraisal Institute.  She is also affiliated with CREW Seattle and Ascend Appraisers.

John Renehan is an Associate Vice President at Bowery Valuation who joined the firm in June 2022. He has worked in the real estate appraisal industry since 2016and has appraised all major property types in Washington, including industrial, office, retail, multifamily, vacant land, and marine properties. His experience includes assignments for new and proposed construction, market rent consulting and arbitration, and eminent domain appraisals for full and partial rights acquisitions.

Brandon Gollotti  is the Managing Director of the New York City and Washington, D.C. offices who joined the firm in March 2018. He has been a part of the real estate industry since 2010, with his expertise in commercial real estate appraisal beginning in 2013.

Before his association with Bowery, Brandon was an associate at the BBG/ Leitner Group in New York City. Prior to this, he served as a Development Associate for Arcadia Land Company, a Philadelphia-based real estate land developer and consultant emphasizing smart growth and traditional neighborhood design.

In his roles at both Bowery and the BBG/ Leitner Group, Brandon appraised a diverse range of properties. These included multi-unit residential buildings/complexes, office structures, industrial buildings, retail centers, mixed-use establishments, senior living facilities, self-storage units, and developmental sites. His valuation experience extends beyond the New York City and Washington, D.C. metropolitan areas to various states across the U.S. He offers his services to a broad clientele, comprising commercial banks, property owners, private equity firms, attorneys, and developers.

Cynthia Xu is a director, quality control reviewer at Bowery Valuation who joined the firm in November 2020. Before joining Bowery, Cynthia served as a Senior Appraiser at Ard Appraisal Company based in New Jersey performing appraisals of commercial properties for lenders, and governmental agencies including condemning authorities, litigation support, and private entities.

Cynthia graduated from Case Western Reserve University with double Master of Science degrees in Neuroscience and Management Information Systems.

Patrick Milauckas is a Vice President at Bowery Valuation who joined the firm in November 2019. Mr. Milauckas provides professional assistance in the appraisal of industrial, ground-up residential condominiums, retail, office, multifamily, and mixed-use properties in D.C., Maryland, and Virginia. At Bowery, Mr. Milauckas has gained experience in the valuation of stabilized and planned multi-family properties, new condominium construction, office properties, mixed-use buildings, standalone retail and retail shopping centers, convenience stores with gas stations, land, marinas, self-storage facilities, and religious facilities.

Mr. Milauckas graduated from James Madison University with BBA in Finance, with experience in fixed income analysis, derivative security analysis, and real estate.

Ben Torpey is a Vice President at Bowery Valuation who joined the company in February 2020. He has been active in the commercial real estate valuation industry since 2018. During his tenure at Bowery, Ben has appraised multifamily, office, retail, industrial, mixed-use, land, self-storage, high-value residences, and hospitality properties across 22 states and the District of Columbia. He has been involved in various portfolio valuations at Bowery, appraising complex assets for bond issuances on the Tel Aviv Stock Exchange and trust and estate engagements. His client list spans banks, private lenders, and institutional investors. Ben has been instrumental in appraising over $6.0 billion of investment-grade multifamily properties throughout the nation.

Previously, Ben served as a Valuation Analyst for Novogradac & Company as part of the Government Consulting and Valuation Advisory Group. In that capacity, he prepared market feasibility studies for a variety of clients across 27 states and the District of Columbia, including tax credit syndication funds, banks, institutional clients, and real estate developers.

Ben graduated from Radford University with a Bachelor of Science in Economics and minors in International Relations, Management, and Business Administration.

Ivan Nazar is a Senior Valuation Associate at Bowery Valuation, having joined the firm in January 2022. His real estate career began in 2019 at Acurio & Associates, a residential real estate appraisal firm in Ecuador, where he appraised over 200 properties nationwide and used the country’s first appraisal web app to generate reports.

Ivan specializes in appraising a wide range of commercial properties across D.C., Maryland, and Virginia, including multifamily, retail, office, and industrial assets. He has since broadened his expertise to include more than 20 states and additional property types such as land, condominium developments, and residential subdivisions.

Ivan holds a Bachelor of Science in Civil Engineering from the University of Carabobo.

Shawn Worthington is a Senior Valuation Associate at Bowery Valuation who joined the firm in July 2022. He is actively engaged in appraising a variety of commercial, mixed-use, and multifamily properties in Washington D.C. and the Mid-Atlantic region.

Daniel graduated from Portland State University with a Master of Science in Real Estate and earned Graduate Certificates in Real Estate Investment & Finance and Real Estate Development. He also holds a Bachelor of Arts in Political Science from Columbia University.

Ashna Saigal, MAI, is a Senior Vice President at Bowery Valuation. Ms. Saigal joined the team in September 2021. Since starting her career in the real estate appraisal industry in 2019, she has appraised a broad spectrum of properties. Her portfolio includes multifamily, office, industrial, retail centers, mixed-use properties, development sites, condominium buildings, hotels, and specialty properties. She has conducted appraisals in several states, namely Georgia, New York, New Jersey, Connecticut, California, Michigan, Wyoming, and Maryland.

Before joining Bowery, Ashna served as a Commercial Real Estate Appraiser Trainee at Highbridge Realty Advisors based in New York City.

Ashna began her real estate career as an intern at Keller Williams NYC (Tribeca) after successfully passing the New York Real Estate Salesperson exam while completing her undergraduate degree at New York University.
